Lease norms

Most Mexican leases are 1 year. You'll typically need a guarantor (fiador) which most foreigners don't have. Many landlords accept extra deposit instead — usually 1–3 months.

Deposits

Deposit (depósito) is usually 1 month. Some landlords ask 2.

Best neighborhoods

CDMX: Roma, Condesa, Juárez, Coyoacán. Mérida: Centro, García Ginerés. Oaxaca: Centro, Jalatlaco. Playa del Carmen: Centro, Playacar.

Red flags

  • Asking for the full year up front
  • No written contract
  • Landlord will not show ID or property documents
